Record number of people are being evicted from their homes, disturbing new statistics reveal.<\/p>\n

 <\/p>\n

More than 100 families a day are losing their homes, according to shocking analysis<\/a> from Cambridge Centre for Housing and Planning Research.<\/p>\n

 <\/p>\n

The report, conducted on behalf of the Joseph Rowntree Foundation<\/a>, (JRF) found that more than 40,000 tenants were evicted by landlords in 2015 \u00e2\u20ac\u201c an increase of a third since 2003 and the highest level ever recorded.<\/p>\n

 <\/p>\n

The rise in evictions is linked to the growth of the private rental sector and cuts to housing benefit and is being driven by high numbers of \u00e2\u20ac\u0098no-fault\u00e2\u20ac\u2122 evictions by private landlords, the report said.<\/p>\n

 <\/p>\n

More than 80 per cent of the increases in evictions were carried out under Section 21 \u00e2\u20ac\u201c a law which allows landlords to evict a tenant after the initial rental period without giving a reason, and without any wrongdoing on behalf of the tenant.<\/p>\n

 <\/p>\n

The report found that benefit<\/a> reductions have combined to make rents unaffordable to benefit claimants in many areas.<\/p>\n

 <\/p>\n

Housing benefit, which has not risen in line with private rents since 2010, no longer covers the cost of renting, with average shortfalls ranging from \u00c2\u014122 to \u00c2\u014170 per month outside of London, and between \u00c2\u0141124 and \u00c2\u01411036 in inner London.<\/p>\n

A single mother, who was interviewed for report, said, \u00e2\u20ac\u015bWith the \u00c2\u014150 a month (housing benefit shortfall) coming out of the JSA \u00e2\u20ac\u201c that\u00e2\u20ac\u2122s almost a week\u00e2\u20ac\u2122s money in itself \u00e2\u20ac\u201c and then you\u00e2\u20ac\u2122ve got the other bills\u00e2\u20ac\u00a6I just couldn\u00e2\u20ac\u2122t make it work.<\/p>\n

Snowballed <\/em><\/strong><\/p>\n

\u00e2\u20ac\u015bI had to choose, what do I pay this month \u00e2\u20ac\u201c do I pay the rent? Do I pay the electricity? Do I buy some food? And it just snowballed.<\/p>\n

 <\/p>\n

\u00e2\u20ac\u015bI paid it as much as I could, but my youngest child has been quite sickly\u00e2\u20ac\u00a6if my kids are sick I don\u00e2\u20ac\u2122t get paid.\u00e2\u20ac\u0165<\/p>\n

 <\/p>\n

The report found that tenants on low incomes are being evicted because their benefits do not pay market rents, and they are unable to afford alternative homes in the private rented sector, or access social housing<\/a>.<\/p>\n

 <\/p>\n

Of the 40,000 evictions, there were 19,019 repossessions in the social housing sector, and 22,150 in the private rented sector.<\/p>\n

 <\/p>\n

The number of tenants evicted by private landlords exceeded the number evicted by social landlords for the first time in 2014, the report said.<\/p>\n

 <\/p>\n

Unlike the private sector, tenants in the social housing sector can usually only be evicted for rent arrears or a breach of tenancy.<\/p>\n

 <\/p>\n

Protracted eviction proceedings did buy people time to look for a new home, but often they found there was nothing they could afford, putting families under extreme levels of stress.<\/p>\n

 <\/p>\n

Other people interviewed for the report waited anxiously for the eviction, hoping the local authority would then assist them. Agency fees, the need for a guarantor, and finding a deposit, were all major barriers to finding a new home.<\/p>\n

 <\/p>\n

Most tenants would prefer social housing, but were either ineligible, or not a sufficient priority for allocation, the report found.<\/p>\n

 <\/p>\n

JRF chief executive Campbell Robb, said, \u00e2\u20ac\u015bFacing higher rents, a benefits freeze and impossible choices about what bills to pay, evictions have reached record levels and put families under enormous strain.<\/p>\n

 <\/p>\n

\u00e2\u20ac\u015bThe government must act now and take immediate action on housing costs. This means lifting the freeze on housing benefit.\u00e2\u20ac\u0165<\/p>\n

 <\/p>\n

Head of Unite Community Liane Groves said a combination of welfare cuts and tenuous short-hold tenancies were \u00e2\u20ac\u015bmaking a difficult situation much worse\u00e2\u20ac\u0165 for struggling families across the country.<\/p>\n

Calling for rent controls and the construction of council houses to ease the crisis, Groves said, \u00e2\u20ac\u015bThe rise in evictions\u00c2\u00a0is a shocking indictment of this government\u00e2\u20ac\u2122s abject\u00c2\u00a0failure to get to grips with the housing crisis.\u00c2\u00a0That\u00e2\u20ac\u2122s why we welcome the Labour Party\u00e2\u20ac\u2122s proposals to lift\u00c2\u00a0council\u00c2\u00a0house\u00c2\u00a0borrowing caps<\/a>\u00c2\u00a0for local authorities.\u00e2\u20ac\u0165<\/p>\n

\u00e2\u20ac\u0098Shoulder to shoulder\u00e2\u20ac\u2122 <\/em><\/strong><\/p>\n

Unite national officer for housing Siobhan Endean said the union\u00e2\u20ac\u2122s housing sector workers<\/a> stood \u00e2\u20ac\u015bshoulder to shoulder\u00e2\u20ac\u0165 with residents.<\/p>\n

\u00e2\u20ac\u015bStaff\u00c2\u00a0cuts, pay cuts, and impossible targets for frontline housing workers all increase staff turnover and undermine our ability to deliver\u00c2\u00a0decent services,\u00e2\u20ac\u0165 Endean explained.<\/p>\n

\u00e2\u20ac\u015bThe government\u00e2\u20ac\u2122s attack on social housing \u00e2\u20ac\u201c through right-to-buy, the refusal to build enough affordable homes, a race to the bottom on housing services and determination to leave families at the mercy of the private rental sector \u00e2\u20ac\u201c hurts everyone but the landlords.<\/p>\n

She added, \u00e2\u20ac\u015bThe Tories offer nothing but empty words when confronted with the harsh realities of Britain\u00e2\u20ac\u2122s housing crisis \u00e2\u20ac\u201c sky high rents, insecure tenancies, unaccountable landlords and rocketing eviction rates.<\/p>\n
